This strategic purchase reflects Regen Capital’s commitment to delivering high -quality, affordable housing solutions alongside strong community partnerships.

Developed by C-field and designed by award-winning architect Mary Duggan, Red Clover Gardens offers a mix of affordable and private rental units. The development features:
85 Affordable Rental Units: Owned by Regen Capital, these units will be leased to Croydon Council, with an option to underlease to a reputable registered provider. This ensures affordable housing options are accessible to the local community.
72 Build-to-Rent Units: Acquired in collaboration with Farlane Capital, these units will offer premium rental housing options.

This investment highlights our objective to collaborate with local authorities to provide much-needed affordable homes.
Our partnership with Croydon Council introduces 85 affordable rental homes to the market, enabling the Council to support their community and address housing needs.
Despite a substantial increase in Local Housing Allowance (LHA) during the acquisition, the lease payment from the Council remained unchanged, resulting in added savings for Croydon Council. This demonstrates Regen Capital’s dedication to community support and affordable housing.
This innovative solution allows the Council to allocate all 85 homes for affordable rent, without any shared ownership units, ensuring availability to those not served by the private market.
Croydon Council enabled annual savings against Temporary Accommodation costs of between £500k and £1m per annum. At the end of the lease period, the council would have the right to acquire this valuable asset for the nominal cost of £1. This provides long-term community benefits by retaining all 85 units for housing stock.
